Saving your original floorboards

Original pine floorboards are one of the best features of a period home, but a century of plumbers, electricians and furniture leaves its mark. Split ends, rotten sections near radiators, short patched pieces and boards that bounce underfoot are all common. Our Esher team repairs these problems properly, so the floor is sound and ready to restore.

Our floorboard repair work

  • Replacing split, rotten or badly cut boards with matched reclaimed pine

  • Re-fixing loose boards to stop creaks and movement

  • Tidying old service cut-outs and short patched pieces

  • Supporting weak joists and noggins under bouncy areas

Matching old boards

Imperial board sizes in older homes do not match modern timber. We use reclaimed boards wherever we can, cut and planed to suit, so the repair has the same age and grain as the rest of the floor. We then usually move on to a full floorboard restoration, sanding the floor back to fresh timber.

Gaps and draughts

Wide gaps between boards let in draughts and collect dirt. Our gap filling service uses pine slivers or resin filler to close them. Wooden floors expand and shrink through the year, so gap filling is excluded from our service guarantee - we will talk you through the options.

How we secure loose boards

Most movement comes from fixings that have lost their grip or joists that have dried out and moved. We re-fix boards with screws or ring-shank nails, counter-sunk and filled so they disappear after sanding. Where boards bounce, we check the joists underneath and add noggins or support where needed. You end up with a floor that is solid, flat and quiet.

Why repairs come first

Sanding a floor with loose or damaged boards gives an uneven result and can make problems worse. Sorting the boards first means the sanding machines work on a flat, stable surface and the finish lasts longer. If you are planning a restoration, see our guide to restoring Victorian floorboards.

FAQ

Questions about floorboards repairs

All questions
What is the best way to fill floorboard gaps?

Smaller gaps are filled with resin mixed with fine sanding dust, so the colour matches. Wider gaps get thin pine slivers glued in and sanded flush. Our gap filling guide compares the two.

Can you match replacement boards to my floor?

We match the species, width and age of your boards wherever possible. Once the floor is sanded and finished, repairs blend in. Learn more about wood floor repairs.

Can you restore boards that have been painted?

Usually, yes. Period pine boards sand up beautifully. We punch down nails, replace split boards and sand back to fresh timber. Read our guide to Victorian floorboards for the full process.

What do I need to do before you arrive?

Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.

How do you stop a floor creaking?

Most creaks are caused by boards moving on their fixings. We screw loose boards down into the joists and fix any movement in the joists below. Read about causes and fixes.

Why is gap filling not guaranteed?

Our 3-month guarantee does not cover gap filling. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We use the most suitable method for your floor to keep this to a minimum.
