Floor sanding in Esher

Floor Sanding Services

Professional, dust-free sanding that brings tired wooden floors in Esher back to life — for homes, schools and churches alike.

Few things transform a room as quickly as a freshly sanded wooden floor. We take worn, scratched and discoloured floors right back to fresh timber, and finish them with oils or lacquers that suit how each room is used.

We always begin with a free survey, honest advice and a fixed written quote, so there are no surprises on the day. Our dust-free sanding machines capture around 99% of dust at source, which means very little cleaning once we have gone.

Specialist sanding for every floor

No two floors are the same, so we offer a range of specialist services. Most projects combine two or three of these:

What happens on the day

We start by protecting your home: skirting, doorways and nearby rooms are masked, nails are punched below the surface and any loose boards are secured. Damaged sections are put right before sanding with our wood floor repairs service, using matched or reclaimed timber.

We then sand in several passes, moving from coarse to fine abrasives, taking off old coatings and flattening cupped or uneven boards. Edges and corners are worked by hand-held edgers so the whole floor matches.

Finishes we use

Hardwax oil gives a natural, matt look and is easy to touch up, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. If you are not sure, our guide to oil or lacquer explains the pros and cons. All our finishes are low-VOC and safe for families and pets.

Who we work for

Most of our work is in family homes across Esher, and we regularly work in schools, churches and community halls. Larger buildings are covered by our public spaces service, planned around term times and events.

Aftercare and guarantee

You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. Oiled floors stay at their best with periodic re-oiling and maintenance, which we are happy to carry out.

What makes our work different

Each project is run by an experienced craftsman, not a rotating crew of subcontractors. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. Our work is backed by £5m public liability insurance and have more than ten years of experience restoring wooden floors.

  • A fixed price agreed before we start

  • Around 99% of dust captured at source

How long will it take?

A typical room takes one to two days; larger areas or extra repairs add time. Read how long floor sanding takes for a realistic timeline, including curing times before rugs go back. A few simple steps beforehand, such as clearing small items and planning access, help everything run smoothly.

Every restoration comes with our 3-month service guarantee, and you can check typical costs on our prices page. For examples of finished floors, take a look at our projects.

FAQ

Common questions

How many days will my floor take?

A typical room takes one to two days including finishing. Larger areas, repairs or stains add time — your quote includes a clear timeline.

Is floor sanding really dust-free?

Our machines capture around 99% of dust at source, so there is very little to clean afterwards.

Can every wooden floor be sanded?

Most solid floors can be sanded many times. Engineered floors usually can if the wear layer is 3 mm or more. We check this at the free survey.

Do I need to move out while you work?

No — we work room by room and most customers stay at home throughout. Water-based finishes have very little odour.

FAQ

Questions about Floor Sanding

All questions
Are your oils and lacquers pet-friendly?

They are. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and keep claws trimmed to help the finish last.

Do you need electricity and water?

A normal plug socket and parking close by is all we need. Our machines run on domestic power, and we bring all tools, materials and dust sheets.

Can you quote from photos?

For many jobs, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.

What do I need to do before you arrive?

Please clear the room of furniture, rugs and small items before we arrive. We can help move heavy furniture if we know in advance. Our preparation checklist has more tips.

How are your prices worked out?

The cost depends on the size of the floor, its condition and the finish. Our prices page shows typical starting prices, and we confirm everything with a fixed written quote.

How should I clean an oiled floor?

Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
